Laguna Beach
Jasmine's take on Laguna Beach
"Listings sell the views and the village. What they don't mention is summer: from June through Labor Day, and during the Pageant of the Masters and the Sawdust Festival, PCH and Laguna Canyon Road back up, and locals plan errands around the crowds. Many homes sit on steep hillside lots, with steep driveways and little guest parking. Salt air and the marine layer mean more exterior upkeep. About 85% of the city is in a Very High Fire Hazard Severity Zone, so get insurance quotes before you write an offer. Some buyers end up on the California FAIR Plan plus a second policy. If you're planning a remodel or addition, expect coastal and historic review to add time. Laguna is a poor fit if you want a quick freeway commute, a flat lot with a big yard, or a home with no quirks."

What you'll find for housing
Laguna Beach is mostly detached houses, and much of it is old. About 66% of its roughly 13,000 homes are detached single-family houses, and about 20% were built in 1939 or earlier, the city's single largest building period.
| Home type | Share of housing units |
|---|---|
| Single-family detached | 65.9% |
| Single-family attached (townhomes) | 5.4% |
| Multifamily, 2 to 4 units | 11.7% |
| Multifamily, 5+ units | 14.8% |
| Mobile homes | 2.2% |
Very little is being added. From 2000 to 2020 the city gained 479 single-family homes and had a net loss of 382 multifamily units.

Fire risk and insurance
About 85% of Laguna Beach is in a Very High Fire Hazard Severity Zone, according to the Laguna Beach Fire Department. The city adopted updated fire hazard maps on June 24, 2025.
- What sellers must provide: since July 1, 2021, sellers of 1 to 4 unit homes in these zones must give buyers a defensible-space disclosure (AB-38). The fire department's inspection report satisfies it.
- Why it matters: the 1993 Laguna Fire, October 27 to 31, burned nearly 17,000 acres and destroyed 286 homes in Laguna Beach.
- What to do: get homeowners insurance quotes before you write an offer, not after.
Schools
Laguna Beach has its own school district, Laguna Beach Unified, and its public high school is Laguna Beach High School. Confirm the assigned schools for the exact address with Laguna Beach Unified before you buy.
Getting around
Two roads carry most traffic in and out: Pacific Coast Highway along the coast, and Laguna Canyon Road (State Route 133) inland toward the 73 toll road and Irvine. El Toro Road also reaches town through Laguna Canyon.
There is no freeway through Laguna Beach, so most commutes start on one of those roads. Test the drive at the hours you would actually make it, and again on a summer weekend.
Beaches, arts and open space
- The coast: about 7 miles of shoreline with 27 beaches and coves. The Laguna Beach State Marine Reserve, created in 2012, protects 5.88 miles of it, with another 1.21 miles in a state conservation area.
- Laguna Coast Wilderness Park: about 7,000 acres of open space inland of the city.
- Crystal Cove State Park: borders the city to the northwest.
- The arts: the Laguna Art Museum, the Festival of Arts and Pageant of the Masters each summer, and the Sawdust Art Festival.
