Aliso Viejo
Jasmine's take on Aliso Viejo
"Buyers are often surprised by how close the trails are. Aliso and Wood Canyons Wilderness Park sits right at the edge of everyday neighborhoods. My advice before you fall for a home here: read the HOA budget and reserves. Dues and rules vary from one association to the next, and that's where the surprises are."

What you'll find for housing
Aliso Viejo has far more attached housing than the Southern California region as a whole: 25.9% of its homes are attached single-family, against 7.2% across the six-county region. About a third of its roughly 20,000 homes are detached single-family houses, about a quarter are attached single-family homes such as townhomes, and the rest are multifamily buildings, which include condominiums and apartments.
| Home type | Share of housing units |
|---|---|
| Single-family detached | 34.9% |
| Single-family attached (townhomes) | 25.9% |
| Multifamily, 2 to 4 units | 3.3% |
| Multifamily, 5+ units | 35.9% |
That mix gives buyers more than one way in. A condo or townhome can be a first purchase, and a detached house can be the move-up later, without changing school districts.
If the home is in a homeowners association, ask for the HOA disclosures before you write an offer. Dues, reserves and rules vary from one association to the next.

Getting around
The 73 toll road (the San Joaquin Hills Transportation Corridor) runs straight through Aliso Viejo, with exits at La Paz Road, Aliso Creek Road, Pacific Park Drive / Glenwood Drive, and Laguna Canyon Road / El Toro Road at the Laguna Beach line.
- North: the toll road ends at MacArthur Boulevard on the Irvine and Newport Beach line, the exit for John Wayne Airport.
- South: the 73 joins the 5 near the point where San Juan Capistrano, Mission Viejo and Laguna Niguel meet.
- Tolls: some ramps in Aliso Viejo are tolled and some are not, so check current rates before you count on a toll-road commute.
The city was also planned so people could work close to home. Its master plan put Pacific Park, a central business park and town center, within a mile and a half of every home. The largest employers in the city include MicroVention, UPS, Glaukos and RxSight, according to the city's 2025 annual financial report. OCTA runs local bus service.
Parks and open space
The largest open space is right at the city's edge. Aliso and Wood Canyons Wilderness Park covers about 4,500 acres along the city's western and southern edge, with more than 30 miles of official trails for hiking, mountain biking and horseback riding. It is a designated wildlife sanctuary with two year-round streams, and its main parking lot is on Alicia Parkway.
A few other places locals use:
- Aliso Viejo Country Club: a golf course first designed by Nicklaus Design in 1999.
- Soka Performing Arts Center: a 1,000-seat concert hall on the Soka University of America campus.
- Neighborhood parks: maintained by the Aliso Viejo Community Association.
